When properly designed, installed, and maintained, fire sprinkler systems are extremely reliable and effective. The chances of dying in a fire are reduced by up to 75%, and property damage is reduced up to 66% when sprinklers are present.
NFPA 25, Standard for the Inspection, Testing, and Maintenance of Water-Based Fire Protection Systems, covers the care and maintenance of water-based fire protection systems. General maintenance includes examining system components for any external corrosion or any accumulation of foreign materials on sprinklers.
NFPA 25 mandates that internal inspections of fire sprinkler piping be performed at a minimum every five years. The purpose of an internal inspection is to determine whether any obstructions (blockages) have either built up or made its way into the piping system.
Raw water supply sources such as fresh water ponds can quickly build up debris from sticks, sand, and silt. Mussels and clams are also a major problem when tapping from fresh water sources, which can harbor a host of biological growth. Calcium and magnesium salts can build up scale within the piping system, and hard water can also contain these deposits.
In addition to checking for any obstructions that would impede the full flow of water throughout the system, a 5 year internal fire sprinkler system piping inspection can also discover the presence of MIC (Microbiologically Influenced Corrosion), rust, or slime that may require further attention and/or treatment.
The excellent performance of fire sprinkler systems can be maintained with proper care and by following the requirements of NFPA 25. Of the number of system failures that have been reported, 55 percent of those can be directly attributed to lack of proper maintenance.
